Square Feet, Fixtures and Circuits: Using Property Measurements to Price Electrical Estimates

The last few guides each leaned on a number: fixtures for lighting, circuits for dedicated circuit work, square feet for rewires. Those numbers live in one place in ElectricalBossPro, the measurements saved on each property. This guide steps back and looks at the measurements themselves: what they are, how they price your work, and how to keep them accurate so every estimate built from them comes out right.

Where the Measurements Came From in This Series

The rewire guide, Pricing a Rewire Per Square Foot From the Square Footage Saved on the Property, showed square footage doing the math on the biggest residential quote. The same mechanism works for any service you set up to be priced off a measurement. That makes the measurements one of the most valuable things you can keep about a house.

The Three Measurements

Each property in ElectricalBossPro can keep:

They are simple numbers on purpose. A measurement is only useful if someone actually fills it in, and three plain fields get filled in far more often than a detailed survey nobody has time for.

How a Service Uses a Measurement

On your service list, a service can be priced off one of those measurements. Set your rewire up per square foot, your recessed lighting per fixture, or a circuit service per circuit. When you add that service to an estimate, ElectricalBossPro takes the number from the property and multiplies it by your price.

You can still change the quantity on the estimate when the job covers only part of the house. A kitchen-only lighting job might use a fixture quantity of eight even if the whole house has thirty-four. The measurement on the property is the starting point, not a cage.

Getting the Numbers Right the First Time

The first visit to a house is the best time to fill in measurements. Whoever does the walkthrough, whether it is the owner, an estimator or a tech, can note the square footage, count the fixtures and note the circuits while they are already looking around. If your techs run safety inspections, that visit is another natural moment to fill in or check the numbers.

For square footage, many homeowners know roughly how big their house is, and some will tell you on the website request form if you ask. Treat those answers as a starting point and confirm on site when it matters for the price.

Correcting a Measurement

Numbers will sometimes be wrong. An addition was never counted, a basement was finished, a few fixtures were added during a remodel. When someone notices, update the property. Every estimate built after that uses the corrected number, so one fix improves every future quote at the address.

It helps to make this a habit for techs: if the card says thirty-four fixtures and the house clearly has more, write a job note so the office can update the property. The same habit keeps equipment and access notes current.

Measurements Beyond Pricing

Even when a service is flat-priced, the measurements give the office a quick picture of a house before anyone drives over. A 3,200-square-foot house with fifty fixtures is a different job from a 900-square-foot bungalow, and knowing that helps with scheduling and with deciding who to send.

For property managers and landlords with many addresses, measurements on every property make quoting repeat work across a portfolio much faster. That is covered in Quoting Property Managers, Landlords and Multi-Location Accounts. Commercial lighting maintenance customers on 14- or 30-day relamping plans benefit too, because the fixture count is already on each location.

Bringing Existing Customers In

If you are moving to ElectricalBossPro from spreadsheets and paper, your customers and addresses can come in by CSV import, and imported addresses are placed on the map automatically. Measurements can be filled in over time. There is no need to survey every house before you start. Fill in the numbers as you visit, and within a season most of the properties you quote regularly will have them.

Measurements Plus Equipment

Measurements tell you the size of the house. Equipment tells you what is in it: the main panel and its rating, subpanels, a generator, an EV charger, a surge protector. Together they give whoever writes the next estimate a real picture of the property without a return trip. The equipment side is covered in the next guide.
