The From House Picker: Filling New Electrical Jobs From the Equipment You Already Recorded

Saving equipment on a house is only half the job. The other half is getting it onto the next work order without anybody retyping it. That is what the From House picker does: when you book a job, you pick the equipment from what the house already has.

Where the Picker Fits

What gets saved on each property is covered in Equipment on the House: Saving Panels, Generators and EV Chargers to Every Property. This article is about how that record gets used.

When the office creates a new job at an address, the job has its own equipment section. Instead of typing “200A main panel in the garage” again, the office opens the From House picker and chooses which pieces of the house's equipment apply. For a breaker problem, that is the main panel or a subpanel. For a generator maintenance visit, it is the generator and the transfer switch. For an EV charger service call, it is the charger and the panel it is fed from.

What Comes Across

Each piece picked from the house brings its details onto the job: brand, model number, serial number, year installed, rating, phase or fuel type, location and access notes. The tech sees it on the job card exactly as it is on the house record.

That matters most when the tech has never been to the house. The equipment line tells them the panel brand and rating, the year it went in, and that it is behind the shelving in the garage. They arrive with an idea of what they are walking into, and the homeowner does not have to explain it again.

Changes Flow Back to the House

The picker is not a one-way copy. When something changes on the job, the change flows back to the house record. A few common examples:

Nobody has to remember to go back and update the house after the job. The house stays current because the jobs keep it current.

This is also what makes the record trustworthy. If techs learn that the house record is often wrong, they stop reading it and start calling the office again. When every job keeps it current, the record earns its place on the job card, and the habit of reading it in the driveway sticks.

Many Addresses, One Client

For a landlord or property manager with many addresses under one client, each address keeps its own equipment. Booking a job at the third rental on the list brings up that rental's panel, not the first one's. The picker always works from the address on the job.

Estimates Use It Too

Estimates for larger work often start with equipment. A panel upgrade estimate needs to know what panel is there now. A generator install estimate needs to know whether there is a transfer switch or an interlock. Equipment details can be filled in on the estimate, and when the customer approves it online and it becomes the scheduled job, those details carry onto the job.

That keeps the estimate, the job and the house record telling the same story. See Electrical Estimates in Software: From Your Service List to an Approved, Scheduled Job for the full estimate flow.

Recurring Visits Start Ready

Yearly safety inspections and generator maintenance plans come due on the Waiting List on their own. When the office schedules one, the house's equipment is right there to pick. A generator maintenance visit starts with the generator's model, size and fuel type. A safety inspection starts with the panel, the subpanels and anything else on the property.

Over a few years of yearly visits, the house record becomes a clear history of the property's equipment: what was there when you first visited, what you replaced, and what you added.

Less Typing, Fewer Mistakes

Every time a model number gets typed by hand, there is a chance it gets typed wrong. Picking from the house removes that step. It also removes the slow version of the job, where the office has to look up an old work order, find the panel details and copy them over while the customer waits on the phone.

For a shop with a few vans and a busy phone, those saved minutes add up across a season. The bigger win is that the information is right. To see how the picker connects to dispatch, inspections and billing, go to the electrical contractor software page.
